What this means

Flatland balance scale icon

Used whenThe two appraisers have exchanged positions but still disagree on specific scope or pricing items.

A neutral review of the items the appraisers could not resolve.

The umpire is the neutral third member of the appraisal panel. After the two appraisers identify the items they cannot agree on, the umpire reviews both positions and the supporting information. A property inspection may be completed when it will help resolve the dispute. The umpire then makes an independent decision on the submitted items.

Independent review

The remaining items deserve a close look.

The umpire reviews the disputed conditions, the support from each appraiser, and the repair issues that still separate the parties. The decision should be clear, focused, and tied to the record.

What we look at

A neutral review of the remaining dispute.

The umpire does not restart the claim. The review stays centered on the items submitted by the appraisers and the information needed to decide them.
